A Practical Checklist for Buying Property in Pakistan
Buying a home or plot is a major financial decision. A disciplined process helps you compare options clearly and avoid preventable surprises.
1. Define the complete budget
Start with the purchase price, then allow for transfer fees, taxes, agent commission, renovation, utility connections and moving costs. Keep a separate emergency reserve instead of spending your entire available amount.
2. Shortlist the right location
Visit the area at different times of day. Check road access, water, electricity, gas, drainage, mobile coverage, schools, hospitals and daily shopping. Ask residents about issues that may not be obvious during a short visit.
3. Verify the property and seller
Match the seller's identity with the ownership record. Confirm plot or unit number, dimensions, boundaries, possession status and outstanding dues. For a housing society, verify its approval status and confirm the file or allotment directly with the relevant office.
4. Inspect before negotiating
For constructed property, inspect structure, dampness, plumbing, wiring, roof, doors and fixtures. Estimate repair costs before making an offer. For land, verify physical access and have the site measured where appropriate.
5. Document every payment
Use traceable payment methods and obtain signed receipts. Read the agreement carefully, including payment dates, possession, default terms and responsibility for taxes or transfer charges. When in doubt, use an independent property lawyer.
Final rule: never let urgency replace verification. A good opportunity will still make sense after the documents and numbers have been checked.
